At its meeting on June 24, 2025, the Council of the Town of Lunenburg approved a change to the Land Use By-law. This amendment rezones the property at 280 Montague Street (PID 60696663) from Marine Industrial (MM) to Medium Density Residential (RM).
This change brings an existing residential use at the property into line with the Town’s zoning rules. The amendment applies only to this specific property and updates the Town’s official zoning map (Use Zone Map, Schedule “C”).

Right to Appeal
Under the Municipal Government Act, certain people have the right to appeal Council’s decision to rezone 280 Montague Street. This includes:
- The applicant,
- Nearby property owners or others affected by the decision (called “aggrieved persons”),
- An adjacent municipality, and
- The provincial Director of Planning.
Appeals must be made to the Nova Scotia Regulatory and Appeals Board (NSRAB). To be valid, your appeal must be received by the Board within 14 days of the date this notice is posted (June 27, 2025).
If no appeal is filed during that time, the rezoning will take effect after the 14-day appeal period ends.
