Public Hearing: Proposed New Development in HCD

Jan. 28, 2025

Lunenburg Town Council will hold a public hearing to review an application for a Certificate of Appropriateness for two proposed developments within the Heritage Conservation District. Approval of Zoning Changes for Lower Green St & Tannery Rd

At its October 8, 2024 meeting, the Town of Lunenburg Council approved updates to the Municipal Planning Strategy (MPS) and Land Use By-law (LUB). These updates redesignate and rezone properties on Lower Green Street and Tannery Road from General Commercial (CG) to Residential (RES) and Lower Density Residential (RL).

What the Amendments Mean

These changes:

  • Return the area to its original residential zoning, reversing the 2021 change to General Commercial.
  • Support future development that fits the residential character of the neighbourhood.
  • Prevent commercial development that could affect the area’s historic feel.

Provincial Approval

Planning documents like MPS and LUB amendments are reviewed by the Province to ensure compliance with provincial policies. These amendments have been reviewed by the Province and are now officially approved.

While some LUB amendments can be appealed to the Nova Scotia Utility and Review Board (NSUARB), this amendment is tied to a required change in the MPS. Therefore, it cannot be appealed under the Municipal Government Act (MGA).

Effective Date: These amendments take effect as of the date of this notice: January 6, 2025

The complete staff report highlighting the details of the amendments, including a map of the affected properties, is available here:  pdf Redesignation and Rezoning of Lower Green Street: MPS and LUB Amendment(3.35 MB)

FALL LEAF COLLECTION PROGRAM 2024

The Town of Lunenburg is pleased to offer the following leaf collection opportunities to assist residents with their fall leaf clean-up:

• Leaves and brush can be delivered to the Town’s Starr Street compost site on Fridays from 1:00 p.m. to 4:00 p.m. If you use bags, they must be paper.

• Leaves can be placed in your compostainer or paper bags for pick-up on scheduled “green week” collection days.

• An additional Special Leaf Collection is scheduled for Friday, November 15. Leaves must be placed in your compostainer or paper bags.

• The Public Works Department will also do a one-time leaf collection on every Town street – making one pass only as follows:

New Town
o Crews will begin pickup in your area on Monday, November 18 (weather permitting). This will take approximately two weeks to complete.
o They will make a single pass down your street, so please ensure leaves are out by November 18.

Old Town
o Crews will begin pickup in your area on Monday, December 2 (weather permitting). This will take approximately two weeks to complete.
o They will make a single pass down your street, so please ensure leaves are out by December 2.

Please do not rake leaves into gutters, ditches, or the street – these can clog storm drains and cause flooding and slippery road conditions.

Residents are also reminded that leaves can be mulched with a lawnmower mulching blade at the end of the mowing season. This saves you time and helps the environment by returning nutrients contained in the leaves directly into your lawn!

Please contact the Public Works Department at 902-634-4410 if you require further information.
